Magruder Property Annexation

A petition was filed to annex approximately 8 acres that covers the Potomac Valley Shopping Center into the City of Gaithersburg.  This property is currently in North Potomac.  Note: This petition was occurring around the same time as the petition for the Johnson Property (see our post under News).

The annexation petition requests rezoning of the property from the Montgomery County Neighborhood Retail – NR 0.75 H-45 Zone to the City’s MXD (Mixed Use Development) Zone.

The proposed plan would limit the building height to 5 stories. (you read that correctly – 5 stories!!)

NPCA current position:  Opposed annexation as it cuts into the North Potomac boundary line and oppose the proposed 5 story buildings.  We will follow the development plans and recommend growth and development in line with the neighborhood.

 

History:

No known public hearing from Magruder.

September 8, 2015 – Introduction of the Annexation Resolution by the Mayor and City Council

October 7, 2015 – The Planning Commission conducted a public meeting on the petition

October 21, 2015 – The Planning Commission recommended approval of the annexation petition and recommended zoning the property to the City’s MXD (Mixed Use Development) Zone.

November 16, 2015 – The Mayor and City Council conducted a public hearing.

December 16, 2015 – The record for the hearing closed for written testimony on December 16, 2015 at 5 p.m.

On December 1, 2015 the County Council approved this annexation plan.
